7 Signs You Need A New Roof

A good roof is crucial to protecting your home. It is important to be proactive in caring for your roof to avoid unnecessary costs like interior damage. Obviously a roof needs attention when its leaking, but what other signs should you look for to decide if its time for a new roof?

Shingles are Curling: Shingles that are curled or buckled indicate that they have been extensively weathered. The shingles are likely starting to lose their granules and pas their life expectancy.

Shingles are Missing: From a functional standpoint, your roof may still be reliable and you can get away with replacing a few shingles here and there. However it can also be a sign that the tabs on the shingles are failing and more will be coming off.

Shingles are Cracked: Cracked shingles are generally a result of wind damage. Again if just a few shingles are cracked you can usually get away with replacing them. However if the cracking isn’t isolated to one area, it is time to consider replacing your roof.

Asphalt Granules in the Gutter: Look in your gutters to see if they are loaded up with shingle granules. Roofs tend to lose most of their granules toward the end of their life cycle. Without granules the shingles start to bake and the roof deteriorates rapidly.

Roof Can Legally Drink: On average asphalt roofs are lucky to get 20 years. If your roof is of legal drinking age (21 years old), even if it appears to be in great shape, it may be time to start planning on replacing it before it fails.

The Roof is Sagging: A sagging roof is typically an indication of a structural issue. Best case is that it is caused by rotten decking and can easily be fixed with a new roof system.
